Spacepoint Process - Phase One

Feasibility and initial BIM Design (RIBA 1 & 2).

Spacepoint Drawings

Presentation/”first design” BIM drawing sheets, produced to the required standards for key spaces, as agreed to the client.

Spacepoint Documents

A full room listing including suggested furniture per room, including any required differentials in product type.

Client Engagement Meetings

Spacepoint Design Team members would attend Client Engagement Meetings, as required, giving the needed support for product advice, and early layout design.

Design Team Meetings

Spacepoint Design Team members would attend Technical Design Team Meetings, as required, to assist with coordinated development of the project.

Product Data

Furniture types would be included in the deliverables – giving the client product clarity from early in the process.

Phase Two

Detailed BIM Design for Client Proposal Submittal/Project Commercial Start (RIBA 3 & 4)

Further BIM Design specialist work to allow for the various requirements needed to bring a project to a Client Proposal Submittal of a project commercial start. Client-led meetings will be allowed for – to give maximum coordination at this stage of the project.

Spacepoint Drawings

BIM drawing sheets of all applicable spaces, with FF&E, to coordinate to the architectural development. These drawings would also include a further development of product detail, including legacy items, table of products, etc….

Spacepoint Documents

A full detailed cost listing would be developed/produced, with contractor-led costing requirements in mind – as agreed.

Client Engagement Meetings

Spacepoint Design Team members would attend Phase 2 Client Engagement Meetings – this will help with detailed development and clash detection.

Design Team Meetings

Spacepoint Design Team members would attend Phase 2 Technical Design Team Meetings, for a further level of coordination with other disciplines.

 

Detailed Product Data

Product Data would be developed to include further details and changes to requirements, as required.

Phase Three

Project Build – BIM ISO 19650 (RDD Stage)

Further BIM drawing updates for changes that involve FF&E products, including required dimensions, etc… To be provided to the installation team.

Spacepoint Drawings

Development of Drawings during project installation for any changes required – in view of a BIM model that is current at the end of the project.

RDD Product Data

Creation of final product data for preferred products – as agreed with the client. This  information would include finishes, handle styles, fabric options, etc….for maximum client satisfaction.

Phase 3 Design Team Meetings

Spacepoint members would attend Phase 3 Client Engagement Meetings/Design Team Meetings, for on site coordination.

Room Sign Off Sheets

BIM Room “sign off” sheets with all needed information. To be provided to installation team.

O&M information

This information to be detailed as required by the client, with cleaning and product information to cover the life of the item.
